    Working a deal here and LL rep telling me they likely won’t agree to an operating co-tenancy requirement greater than 85% before alt rent kicks in…anyone seeing higher % guarantees?

    It’s a mall in manhattan. Not my favorite. Does fine but expensive.

    Awesome restaurants. Foot traffic is mostly office and for food, and tourists on weekends. Rents are a bit high, but not out of line for a mall in NYC. But be sure the foot traffic works for you — I did a mid priced apparel retailer store here on the second floor and it was a terrible idea. Major dropoff of foot traffic to second level, rents are still high, and buildout was super expensive. If you cater to white collar, affluent office workers and weekend tourists and you’ll probably be fine.

    big office and lunchtime crowd during the week, but quiet otherwise. weekends can get a bit touristy for the restaurants
